Many Winnipeg realtors say that selling a property in the million dollar plus price range can often be more of a challenge since there are simply fewer buyers in that segment of the Winnipeg market – and yet, here at The Home Stylists, we have a very strong track record for delivering excellent selling outcomes for million dollar plus homes in Winnipeg and the surrounding area with our home staging.
Here’s just one example from last summer – a slightly dated home in the prestigious Tuxedo neighbourhood in Winnipeg, built in the 1980s. The home owner would remain living in the home while it was on the market, so we needed to work with as much of their furniture as we could. Their antiques were beautiful, yet they were not what appeals to today’s young, high income professional – the target buyer for this home. The realtor – one of our regulars – knew that all those beautiful old-world items, though incredibly expensive, would make the home itself feel old – and that was going to work against getting it sold. He advised the home owner to call us in and have us work our home staging magic to give this home a modern, younger vibe by introducing more on-trend high-end furnishings, artwork and decor.
We needed to quickly amp up the appeal of this home for the target market through home staging. This is referred to as “Occupied Home Staging” because someone is occupying the home when it is on the market, and generally that means that some (not all) of the occupant’s furnishings will need to remain in the home. For our home staging plan, we strategically replaced some of the home owner’s furnishings and decor with our high-end and on-trend staging furniture to give the home a more modern vibe, and amplify its high-end feel. We also re-arranged and re-purposed some of what the home owner had in the home.
Even though this home started out feeling dated, with our staging strategies, it SOLD ON OFFERS DAY at its million dollar price point – which is considered to be a very fast sell rate at that price point in Winnipeg. Both the realtor and the homeowner gave credit to the home staging plan we implemented for this very successful selling outcome.

The before and after photos above of the dining room are just one an example of the home staging transformation we created throughout the entire home. By removing the home owner’s highly traditional dining chairs and replacing them with very modern, high-end chairs from our home staging inventory, and adding some high-end modern art from our collection, we were able to give this home a much more modern vibe. And we enhanced its high-end feel so that it appealed to the widest possible pool of buyers (including young, high income earners who otherwise would have been turned off by the home’s very traditional feel and highly traditional furnishings). Our strategy obviously worked, as both the realtor and homeowner were elated that it sold on offers day at the $1 million price point, and they both attributed that remarkable success to the home staging.
